Rockwall County, August 2026: Mind the Spread

July was a seasonal breather. August pushed that cooldown further, and it began to show up in pricing, not just in volume. Mortgage rates held steady at 6.41%, unchanged from last month and still 16 basis points below a year ago, which is real relief for qualifying buyers. Even so, closings eased again in resale and new construction, and the gap between what sellers ask and what buyers pay opened back up in both for-sale segments.

The lease market went the other way. Rents firmed, homes leased faster, and vacancy stayed near its tightest levels of the cycle. Here is where things stand as of August 31, 2026.


New Construction: The Pricing Gap Widens


Builders kept raising asking prices in August, but closed prices did not follow. That split is now the defining feature of the new construction segment.


Inventory Activity: There are 447 active listings, up 3.7% from July and 8.8% below a year ago. New listings climbed 10.2% month over month to 97 but are still down 14.9% year over year. Supply is slowly rebuilding from a lower base than last summer.


Pricing Trends: The average list price rose 4.3% to $676.03K, up a sharp 20.4% year over year. The average sold price fell 12.3% to $498.7K, now 2.8% below last August. That is the first year-over-year decline in sold price in this segment in this cycle. The difference between the two averages is now about $177K. Part of that is mix: higher-priced product is being listed while lower-priced homes are doing most of the closing. Either way, the premium inventory is not moving at its asking price. Closings held relatively steady at 50, down 2.0% for the month and 24.2% year over year. Homes averaged 94 days on market and closed at 91.2% of original list. Months supply rose to 5.9.

Resale: Still Ahead of Last Year, Less Room at the Top


Resale remains the county's anchor, but August took some of the edge off July's near-full-price closings.


Inventory Levels: Active listings eased to 813, down 1.0% for the month and 5.4% below last August. The year-over-year gap keeps narrowing, from down 12.5% two months ago, to down 9.0% last month, to down 5.4% now. Resale inventory is steadily moving back toward last year's levels. New listings fell 13.4% month over month to 239 but remain 10.6% above last year, so sellers are still coming to market at a healthier rate than in 2025.


Closed Performance: The average list price rose 1.9% to $585.67K, essentially flat year over year at down 0.1%. The average sold price slipped 2.0% to $551.5K but is still 9.1% above last August. Last month, sold and list prices sat within about a thousand dollars of each other. This month the spread widened to roughly $34K. Sellers realized 94.5% of original list, and homes averaged 60 days on market. Closed sales came in at 134, down 16.8% for the month but still 5.5% ahead of last year. Months supply held at 6.6.

Lease: Rents Rebound, Vacancy Stays Thin


Last month's dip in the average closed rent looked like a mix shift, and August confirmed it. Rents came back strongly.


Supply and Demand: Active listings rose 6.6% to 209 but remain 24.8% below last August. New listings eased 2.3% to 126 and are down 14.3% year over year. Closed leases came in at 86, down 15.7% from July but up 21.1% year over year. Months supply sits at 1.95, and days on market fell to 39, the fastest pace of the three segments.


Lease Pricing: The average list price eased 4.1% to $2.67K, while the average closed lease jumped 20.5% to $2.8K, up 17.9% year over year. The average closed rent now sits above the average asking rent. That suggests larger, higher-priced homes did more of the leasing in August, and that demand for them is strong. Renters paid 97.6% of original ask last month and 97.1% this month, which still leaves very little room to negotiate.

Overall Market Outlook: Mind the Spread


The defining theme for August 2026 is the SPREAD. In both for-sale segments, the distance between asking price and closed price widened. Resale went from a near-zero gap to about $34K, and new construction went to roughly $177K. Rates were steady and still better than a year ago, so this is not a financing problem. It is buyers resisting prices that got ahead of the market.


Resale is still carrying the county. Closings and sold prices both remain ahead of last year, and inventory is gradually returning. With 6.6 months of supply and 60 days on market, this is a balanced market. Accurately priced homes still sell close to ask, and aspirational pricing is being corrected at the closing table.


New construction is now clearly a buyer's segment. Sold prices are below last year, homes close at 91.2% of original list, and they take 94 days to do it. Buyers who can wait on a builder have meaningful leverage.


Leasing remains the tightest part of the county. Supply is under two months, homes lease in 39 days, and closed rents are well above last year. Rental demand is not slowing.

What this means depends on where you stand. Buyers have steady rates, more resale choice than a year ago, and real negotiating power on new builds. Sellers still hold year-over-year price gains, but the market is correcting overpricing, so the first list price matters more than it has all year. Investors are looking at a rental market with thin vacancy and rising closed rents, which supports the case for holding.
