That’s an excellent question, and it really hits at the heart of smart Listings strategies and ensuring a smooth, secure sale for my clients. First and foremost, I require a current pre-approval letter from a reputable lender. Notice I said "current" and "reputable." A pre-approval letter isn't just a casual conversation with a bank; it means the lender has actually reviewed the buyer's financial information – income, assets, credit history – and determined they are qualified for a specific loan amount. This isn't a pre-qualification, which is often just a quick estimate. A strong pre-approval gives us confidence that the buyer has done their homework and has a genuine path to securing financing. It should clearly state the loan type, the approved amount, and ideally, be dated very recently to confirm its validity.


Secondly, and equally vital, especially in a competitive market like ours, is proof of funds (POF). This is crucial for two main reasons. If the buyer is making a cash offer, I need to see bank statements or investment account statements demonstrating they have the full purchase price available and liquid. For buyers who are financing, I still need to see proof of funds for their down payment and closing costs. This typically comes in the form of recent bank statements – generally within the last 30 days – that show sufficient liquid assets and clearly display the buyer’s name. This isn't about being nosey; it's about verifying that the funds are genuinely accessible.


Finally, I always ask for the contact information for the buyer's lender. This allows me, or my seller, to quickly and discreetly verify the pre-approval directly with the lender. A quick phone call can clear up any ambiguities, confirm the buyer’s financial standing, and even provide insights into the lender’s confidence in the buyer.
