Wow, my offer was accepted! What happens now? This is one of the most exciting questions I hear from my clients, and honestly, it never gets old! Getting your offer accepted on a home in Rowlett, or anywhere in the vibrant Dallas-Fort Worth metroplex like McKinney, is a huge milestone. It means all your hard work, house hunting, and strategic offering have paid off. But trust me, the journey isn't over yet! So, what exactly are those next steps once your offer is officially accepted? Let's dive in!
First up, and usually within 24-48 hours, is the Earnest Money Deposit. This isn't part of your down payment, but rather a good-faith deposit showing the seller you're serious. It's typically held in an escrow account by a title company. My team and I will ensure this is handled smoothly and securely, protecting your interests. This initial step solidifies the contract and sets the stage for everything else.
Next, and critically important, are the Inspections. "What kind of inspections do I need?" you might ask. This is where we bring in the professionals. We’ll schedule a comprehensive home inspection to uncover any potential issues with the property – from the foundation to the roof, plumbing, electrical, and HVAC systems. Depending on the property and local conditions, we might also consider specialized inspections like pest control or even a pool inspection. As an Accredited Buyer Representative, I’ll help you understand the inspection report, prioritize any necessary repairs, and negotiate with the seller for fixes or credits. This phase is crucial for ensuring you're fully aware of your new home's condition.
Following inspections, your lender will order an Appraisal. "Why do I need an appraisal if I already have a loan approval?" Good question! If the appraisal comes in lower than the agreed-upon sales price, we'll have a few options to discuss, and I'll be right there to strategize with you. Concurrently, your loan moves into Underwriting. This is where the lender meticulously reviews all your financial documents – income, assets, credit history – to give final approval for your mortgage. It can feel a bit like a waiting game, but rest assured, my team and I will stay in close communication with your lender to ensure everything is progressing as it should.
