Getting an offer accepted on your dream home is a huge milestone, but it's also just the beginning of an exciting journey towards getting those keys in your hand. "Okay, so the seller signed. What's the very first thing we do?"


Once your offer is officially accepted and signed by all parties, the contract becomes legally binding. The immediate next step is typically depositing your earnest money. This shows the seller you’re serious and committed to the purchase. We’ll make sure this is done promptly and correctly, usually within a few business days, as per the contract terms. This money is held in an escrow account and usually goes towards your down payment or closing costs.


"What about inspections? Do we need those?"


Absolutely, yes! Inspections are crucial. This is your opportunity to have professionals thoroughly examine the property for any potential issues, from the foundation to the roof, plumbing, electrical, and HVAC systems. As an Accredited Buyer Representative, I always emphasize the importance of a comprehensive home inspection. We’ll work quickly to schedule this, typically within the first 7-10 days after acceptance. Based on the inspection report, we can then decide if any repairs need to be negotiated with the seller. My goal is always to protect your interests and ensure you're making a sound investment.


"My lender said something about an appraisal. What's that for?"


The appraisal is another critical step, especially if you're financing the home. Your lender will order an independent appraisal to determine the property's market value. This ensures that the loan amount isn't higher than the home is actually worth, protecting both you and the lender. If the appraisal comes in lower than the agreed-upon purchase price, we'll discuss our options, which could include renegotiating with the seller or you covering the difference. "What else does my lender need from me?"

Once these conditions are met and waived, we're one step closer to closing! This is often referred to as "going unconditional" or "removing contingencies," and it's a significant step.


"Do I get to see the house one more time before I get the keys?"


Absolutely! Just before closing, we'll schedule a final walk-through of the property. This is your chance to ensure that the home is in the agreed-upon condition, that all negotiated repairs have been completed, and that no new issues have arisen. It’s a crucial last check to ensure everything is perfect for your move-in.


"And then... it's closing day?"

We'll meet at the title company to sign a stack of documents, transfer funds, and officially transfer ownership of the property to you. You'll receive the keys, and the home is officially yours!
