Many of my clients, especially first time home buyers, often ask me, "Brandon, what are the absolute must-sees for the foundation or roof during our final walkthrough, especially since the inspector has already been through?" That's a fantastic question, and one that every buyer should be prepared for. While your professional home inspector has done the heavy lifting, this final check is *your* last chance to spot anything new or missed before those keys are officially yours.


Let’s talk about the foundation first. Now, I’m not saying you need to be a structural engineer, but there are some clear red flags that even a quick glance can reveal. First, walk around the exterior of the house. Look closely at the brick or siding for any new, significant cracks. Hairline cracks are often just cosmetic, but if you see wider cracks (think wider than a credit card), especially those that run diagonally or horizontally, those could signal a bigger issue. Pay attention to the corners of the house and the areas around windows. Inside, walk through every room. Do you notice any unevenness in the floors that wasn't there before, or that feels more pronounced? Are doors sticking or difficult to close and latch, particularly on interior walls? This can sometimes indicate foundation movement. Check for fresh patches or paint on walls or ceilings that might be covering up a recent crack or repair. Look up at the ceilings, especially in top-floor rooms or the attic if it’s easily accessible. Are there any new water stains, discolorations, or sagging spots? Even a small, faint stain could indicate a leak that needs addressing.
