3. Is the property clean and free of debris? The sales contract usually stipulates that the home should be broom-clean and free of all personal property and debris. This means no leftover trash, paint cans, or forgotten items in the attic or shed. If it's not clean, it could be a point of negotiation before closing.


4. Are all appliances and systems functioning? This goes beyond just repairs. Check all major appliances that convey with the home – oven, microwave, dishwasher, disposal, refrigerator (if included). Turn on the heating and air conditioning to ensure they're working correctly. Test all light switches, ceiling fans, and electrical outlets. Don't forget to look for any signs of water leaks under sinks or around toilets.


5. Are all included items still present? Sometimes, sellers accidentally (or intentionally) take items that were part of the sale, like curtains, mounted TVs, or even smart home devices. Refer back to your contract's list of inclusions and ensure everything is there.
