Your Accepted Offer: What Comes Next in McKinney & DFW Real Estate?

Woohoo! Your offer was accepted! That's fantastic news and a huge milestone in your home-buying journey here in Plano and the wider Dallas-Fort Worth area. I know that mix of excitement and 'what now?!' feeling, and believe me, it's totally normal. As Brandon Scribner, I'm here to tell you that while the hardest part—getting your dream home under contract—is done, a few crucial steps come next. Don't worry, my Home Buying Assistance is designed to guide you smoothly through every single one.

So, what happens immediately after my offer is accepted? The very first thing on our radar is typically the home inspection. This is incredibly important! You'll want to schedule a professional, licensed inspector to thoroughly examine the property from top to bottom. They'll look at everything: the foundation, roof, HVAC, plumbing, electrical systems, and more. This isn't about nitpicking; it's about uncovering any potential issues that could be costly down the line. Based on the inspection report, we might then negotiate with the seller for repairs or credits. As a Real Estate Negotiation Expert, I’ll help you navigate this delicate phase to protect your interests. It’s all about making informed decisions for your future home.

What about the money side of things? Your lender will be busy too! Once the inspection period is wrapping up, the appraisal is usually next. This is where a third-party appraiser assesses the home's value to ensure it aligns with the purchase price. Lenders require this to confirm the property is worth the loan amount. Simultaneously, your lender will be finalizing your loan. This means providing any last-minute documents they request and making sure everything is in order for underwriting. My experience with first time home buyers tells me this can feel like a lot of paperwork, but we'll tackle it together, making sure no detail is overlooked.

What's the deal with title companies? While inspections and appraisals are happening, the title company is working diligently behind the scenes. They're performing a thorough title search to ensure there are no liens, unpaid taxes, or other claims against the property that could affect your ownership. They also prepare all the necessary closing documents and act as a neutral third party, holding funds and documents in escrow until all conditions of the sale are met. This is a critical safeguard for your significant investment.

Do I get to see the house again before I own it? Absolutely! A day or two before closing, we'll do a final walkthrough of the property. This is your chance to ensure that any agreed-upon repairs have been completed and that the home is in the same condition as when you first saw it (minus normal wear and tear, of course). It’s an exciting moment, knowing you’re almost home!

What happens on closing day? The big day! This is when we head to the title company to sign a mountain of documents. You'll sign the loan documents, the deed, and various disclosures. The seller will sign their documents, and once all funds are transferred and recorded, the keys are officially yours! It’s truly a moment of celebration. As a top realtor in McKinney and throughout the Dallas-Fort Worth metroplex, I've had the privilege of witnessing this joy countless times. Whether you're interested in new construction homes or a charming resale, the process culminates here with you holding the keys.
