Hey everyone! Brandon Scribner here, your trusted real estate expert. If you’re like most people dreaming of owning a home in McKinney or anywhere in the Dallas-Fort Worth metroplex, you’ve probably heard the myth: "You need 20% down to buy a house." Let me tell you, as a top realtor in McKinney, that couldn't be further from the truth! The idea of saving up tens of thousands of dollars often stops people before they even start, but I'm here to bust that myth and show you just how little you might need to become a homeowner.
So, what's the absolute lowest amount of down payment needed? The answer might surprise you, as it can actually be 0% in some cases, and often just a few percentage points!
FHA Loans: A Great Start (3.5% Down) One of the most popular options, especially for first-time homebuyers, is an FHA (Federal Housing Administration) loan. With an FHA loan, you can often put down as little as 3.5% of the home's purchase price. For a $400,000 home, that’s just $14,000 – a much more achievable goal than $80,000, right? These loans are also more flexible with credit scores, making them accessible to a wider range of buyers. It’s a fantastic way to get your foot in the door.
VA Loans: Zero Down for Our Heroes (0% Down) If you're a qualifying veteran, active-duty service member, or eligible spouse, VA loans are an incredible benefit. These loans require absolutely NO down payment! That's right, 0%. On top of that, VA loans often come with lower interest rates and don't require private mortgage insurance (PMI), which can save you a significant amount each month. It’s one of the best programs out there for those who have served our country, and I'm always honored to help our veterans navigate this process.
USDA Loans: Rural Opportunities (0% Down) Another fantastic 0% down option is a USDA (United States Department of Agriculture) loan. These loans are designed to promote homeownership in eligible rural and suburban areas. While you might think of "rural" as way out in the sticks, many growing communities just outside major metros, and even some parts of McKinney's surrounding areas, can qualify. There are income limitations and property eligibility requirements, but if you meet them, it's an amazing opportunity to buy with no money down.
Conventional Loans with Low Down Payments (As Low As 3% Down) Beyond these government-backed options, many conventional loan programs now offer down payments as low as 3% or 5%. While these typically require a stronger credit profile than FHA loans, they can be a great fit for buyers who don't qualify for VA or USDA, and want to avoid FHA's mortgage insurance for the life of the loan. Many lenders also offer first-time homebuyer programs that pair low down payments with grants or assistance.
My experience as a top realtor in McKinney has shown me time and again that the biggest hurdle for many isn't affording the monthly payment, but the upfront cash. That's why I offer comprehensive Home Buying Assistance to help my clients understand all their financing options.
