While new construction offers fantastic advantages, clients often ask me, "Brandon, what are the most common hidden costs when buying a new construction home?" It's a brilliant question, and one I get a lot, even from folks looking for a top realtor in McKinney.

First up, "What about those lot premiums?" This is a big one. You walk into a sales office, see a base price, and think you've got it all figured out. If you choose to go with your own lender, those incentives might disappear, leaving you to cover the full amount, which can be 2-5% of the home's purchase price. Also, don't forget about property taxes. With new construction, the initial tax assessment might be based on undeveloped land. Once the home is complete, the property will be reassessed, and your tax bill could jump significantly, sometimes catching new homeowners off guard.
Then there are the "post-move-in expenses" that many don't factor in. What about landscaping? Often, builders provide a very basic package, or nothing at all beyond sod. You might need to budget for trees, shrubs, flowerbeds, or even an irrigation system. Window treatments are another big one. Those beautiful blinds and curtains in the model home? Not included!
