It’s a fantastic question, and I'm thrilled to tell you that the answer is a resounding 'No, you absolutely do not always need 20% down!' That 20% figure is a common misconception that stops many potential buyers from even starting their home search. While 20% down is great if you can swing it (it avoids Private Mortgage Insurance, or PMI, on conventional loans), it's far from the only path to homeownership.
