McKinney Home Affordability 2026: What Income Do You Need?

Hey everyone! Brandon Scribner here, your go-to guy for all things real estate in our incredible city of McKinney, Texas. I get asked a lot of great questions, but one that’s popping up more and more as we look to the future is: "How much income do I need to afford a median-priced home in McKinney in 2026?"

It’s a fantastic question, and it shows you’re thinking strategically, which I love! Buying a home, especially in a vibrant, growing market like McKinney, is one of the biggest financial decisions you’ll make. So, let’s break down what you might need to comfortably call McKinney home in a couple of years.

First off, predicting exact numbers for 2026 is a bit like forecasting the weather – we can make educated guesses, but things can shift. However, based on current trends and expert analysis, we can get a pretty solid estimate. McKinney’s housing market has seen consistent appreciation, driven by our fantastic schools, community amenities, and robust job growth. I anticipate this upward trend to continue, albeit at a more normalized pace than the super-heated market we saw a couple of years ago.

Let’s project a median home price for McKinney in 2026 to be somewhere around $625,000. This factors in steady appreciation. Now, what does that mean for your income? Well, lenders look at a few key things: the home price, your down payment, interest rates, property taxes, and homeowner's insurance. These combine to form your monthly mortgage payment (PITI: Principal, Interest, Taxes, Insurance).

For our example, let's assume a 20% down payment on a $625,000 home, which is $125,000. This leaves you with a loan amount of $500,000. Interest rates are another big variable; let's conservatively estimate them around 6.75% for a 30-year fixed mortgage in 2026. This would put your monthly Principal & Interest payment at roughly $3,250.

Next, property taxes. McKinney has excellent services, and that comes with taxes. A good estimate for property taxes on a $625,000 home in McKinney could be around 1.9% of the assessed value annually, which is about $11,875 per year, or roughly $990 per month. Homeowner’s insurance, another essential, might add around $250 per month. So, your total estimated PITI payment would be around $3,250 (P&I) + $990 (Taxes) + $250 (Insurance) = $4,490 per month.

Now, for the income part. Lenders typically want your total housing costs (PITI) to be no more than 36-43% of your gross monthly income. Let's aim for a comfortable 38% for our calculation. So, if your monthly housing cost is $4,490, you’d need a gross monthly income of approximately $11,815 ($4,490 / 0.38). This translates to an annual household income of roughly $141,780.

So, to afford a median-priced home in McKinney in 2026, you're likely looking at a household income in the range of $140,000 to $150,000 per year. Remember, this is an estimate, and factors like your credit score, existing debts, and actual down payment size can impact the final numbers. As a top realtor in McKinney, I’ve seen firsthand how these variables play out.
