Low Appraisal in McKinney? Your Guide to Navigating the Unexpected

It's a valid concern, not uncommon in McKinney. Navigating this scenario is where a seasoned pro like myself proves invaluable.


You've found your dream home, offer accepted, inspections done. Then comes the appraisal – the bank's way of ensuring property value. But what if the appraiser says, "Nope, not quite worth the agreed price"? This is a "low appraisal," meaning the bank's valuation is less than your agreed sales price.


Don't panic! This isn't necessarily a deal-breaker. As your guide, I've seen this play out; we have paths to explore.


Option 1: The Buyer Makes Up the Difference. If you love the home and have the means, you could pay the difference between appraised value and sales price in cash. For example, a $500,000 home appraising for $480,000, you'd bring an extra $20,000 to closing. This protects the lender by basing the loan on appraised value.


Option 2: The Seller Lowers the Price. Often preferred by buyers! The seller might agree to reduce the sales price to match the appraised value. This happens if they're motivated or realize a new buyer might face the same issue. As a Pricing Strategy Advisor, I help sellers understand realities.


Option 3: We Meet in the Middle. A compromise is often the resolution. Buyer and seller might agree to split the difference. In our example, the buyer brings an extra $10,000, and the seller drops the price by $10,000. Option 4: Challenge the Appraisal (It's Tough!). Challenging an appraisal is often an uphill battle. Appraisers are independent and highly regulated. Option 5: The Buyer Walks Away. Most agreements include an appraisal contingency. This protects you, allowing you to back out without losing earnest money if the home doesn't appraise for the agreed price. While not ideal, it’s a crucial safety net, especially for first time home buyers.
