Finding Reliable Contractors in McKinney: My Realtor's Guide

Hey there, McKinney neighbors! As a top realtor in McKinney, I hear a lot of questions from clients, but one that consistently pops up is, "Brandon, how do I find reliable contractors and a good general contractor?" It’s a fantastic question, and truly crucial whether you’re sprucing up your current home, preparing a property for sale, or diving into a full-blown renovation. Finding the right team can make or break your experience, and ultimately, your investment.

So, let's dive into finding those reliable individual contractors first. My go-to advice always starts with referrals. Ask around! Your friends, family, and especially local real estate professionals – like myself – are a goldmine of recommendations. We’ve seen the good, the bad, and the ugly, and can share names of pros who deliver quality work. Once you have names, do your due diligence. Check their online presence: Google reviews, Yelp, and platforms like Angi offer insights. Read various reviews, not just the glowing ones. Crucially, verify their licensing and insurance; legitimate contractors happily provide proof. Always get at least three detailed bids for any significant project, outlining scope, materials, timeline, and payment. Look for clear communication and a contractor who asks thoughtful questions. Avoid anyone pressuring you for an immediate decision or demanding a large upfront payment without a signed contract. Trust your gut feeling – if something feels off, it probably is.

Now, for bigger projects – an addition, major remodel, or custom build – you’ll likely need a general contractor (GC). A good GC is your project manager, orchestrating all the moving parts and sub-contractors. How do you find one? Again, referrals are key. I’ve worked with many excellent GCs throughout my career in real estate investing and fix and flips right here in McKinney, and I’m happy to share my network. When interviewing GCs, inquire about their experience with similar projects. Ask for references from past clients and, if possible, visit previous job sites. A great GC has strong communication skills, an organized approach to project management, and a proven track record of staying on budget and schedule. They should also have established relationships with reliable sub-contractors (plumbers, electricians, roofers, etc.). Ensure your contract with a GC is detailed, covering materials specifications, change order procedures, warranty information, and a clear payment schedule tied to project milestones. My New Home Construction Certification highlights the value of a meticulous contract.

Remember, whether you’re looking for a painter or a full-service general contractor, patience and thoroughness pay off. It’s an investment in your home and peace of mind.
