Buying a Home in McKinney: Do You Really Need 20% Down?

I talk to so many folks, especially those looking to buy their first home, and one question consistently pops up, often accompanied by a sigh of relief when they hear the answer.


"Brandon," they'll ask, "do I really need a 20% down payment to purchase a home in Princeton or McKinney? I’ve heard that’s the golden rule, and it feels impossible to save that much!"


And my answer, with a friendly smile, is almost always the same: "Absolutely not!"


That 20% down payment figure is one of the biggest myths in real estate, and honestly, it keeps far too many aspiring homeowners from even starting their journey. While a 20% down payment can be advantageous (like avoiding Private Mortgage Insurance, or PMI, which we’ll touch on), it’s by no means a mandatory hurdle to clear before you can own a piece of this fantastic community. As a top realtor in McKinney, I've helped countless individuals and families achieve homeownership with much less.


"So, if not 20%, what are my actual options?" you might be wondering. Great question! There are several fantastic programs designed to make homeownership accessible:


1. FHA Loans: These are incredibly popular, especially for first time home buyers. You can often qualify with as little as 3.5% down. They’re government-insured, making lenders more comfortable with lower down payments. 2. VA Loans: If you're an eligible veteran, active-duty service member, or surviving spouse, you might qualify for a VA loan. The amazing part? Often, these require 0% down! It's a fantastic benefit for those who've served our country. 3. USDA Loans: For properties in eligible rural or suburban areas (and many areas around Princeton, TX, qualify!), USDA loans also offer 0% down. These are designed to promote homeownership in less densely populated regions. 4. Conventional Loans with Less Than 20%: Yes, even conventional loans, which are not government-backed, can be obtained with as little as 3-5% down. The trade-off here is usually PMI, which protects the lender if you default. But it's often temporary and can be removed once you build sufficient equity. 5. Down Payment Assistance Programs: Many states, counties, and cities (including some in the DFW metroplex) offer programs to help with down payments or closing costs. "What's the catch with PMI, then? Is it a deal-breaker?" Another excellent question! PMI is an additional monthly cost, typically 0.3% to 1.5% of your original loan amount annually, divided by 12. While it adds to your monthly payment, for many, it's a small price to pay to get into a home sooner rather than waiting years to save 20%. Plus, with conventional loans, you can often request to have PMI removed once your equity reaches 20-22% of the home's value. It's not a permanent fixture, and it shouldn't deter you from buying.
